Based on the Urban Planning and Technical Conditions No. 02-3-350-362 /2015 of June 19, 2015 and valid building permits issued by the Secretariat for Territorial Planning, Construction, Utilities and Environmental Protection, the Municipality of Herceg Novi and the design assignment investor, the full general project with landscape design project has been completed.

When designing, there are 3 types of objects, namely:

TYPE 1: located on cadastral plot No. 56/5; 56/6; 56/8; 56/10
Total projected gross area: 484.89 m2

TYPE 2: located on cadastral plot No. 56/9
Total projected gross area: 475.14 m2

TYPE 3: located on the cadastral plot No. 56/1
Total designed gross area: 216.81 m2

On the cadastral plots, 1 family-residential building is planned - a villa (6 buildings in total) with a layout of BC+F+1 (basement+ground floor+floor) on a landscaped area, which is a visually unique whole with associated facilities (swimming pools, green areas, roads, trails, parking lots). The total area of the cadastral plots is about 5800 m2, and the areas range from 500 to 1000 m2.

PROPERTY LOCATION

The facilities are located in KO Trebesin, Herceg Novi municipality. The purpose of the building is residential with a basement as a technical floor. The buildings were designed to be free-standing and care was taken to blend into the surrounding environment.
The entrance to all buildings is oriented to the north. Also, each object has the right to transport and
crosswalk. Also, the road from which the entrance to the site is planned
it is located in a small longitudinal slope.


ARCHITECTURAL SOLUTION

Due to the desire to provide better views and a clearer orientation to the sea, measures have been taken to ensure that the living room, dining room and bedrooms are oriented to the south.
The buildings are designed as one residential unit with a basement as a technical floor. There are 2 parking spaces in the driveway of the building.
On the ground floor there is a living room with dining area and kitchen, while on the second floor there are bedrooms with en-suite bathrooms.
The pool is designed for all buildings, except for the building at KP 56/1.


CURRENT SITUATION

According to the Main Project, a retaining wall was built on the site.
Also, an electrical cable from the newly built substation with a capacity of 630 kW is connected to the construction cabinet, which is sufficient both for the continuation of work and for subsequent operation at facilities under construction.
